EPMI was formed in 1984, and was most recently acquired by Bayside Communities in April, 2011. We manage 58 communities, totaling more than 7,000 units in California, Nevada, Oregon, Texas and Washington. From high density, mixed-use rentals and garden style apartments with family focused amenities, to market-rate rentals and senior-oriented communities, we are diverse in our spectrum of urban and suburban properties. We also manage low-income, affordable and subsidized housing with certified managers for all types of government-assisted properties.Our business goes beyond managing properties owned by Bayside Communities; we provide fee management to include pre-acquisition consulting, due diligence, market analysis, relocation coordination, rent-up, and regulatory compliance.

An integral part of our property management services is our nationally recognized, award-winning Resident Services program, which includes tutoring and advanced education in the areas of mentoring, counseling, family workshops and educational field trips for school age students and their families.

EPMI is set apart by a proactive management style that rewards problem solving, timely decision making and innovation through team effort. We use a technique called “employee empowerment,” which means that substantial authority is delegated to individual property managers on site. Managers are encouraged to become active within their community, and to apply their own imagination, ingenuity and resourcefulness to their management.
