Position Information
The HVAC Supervisor oversees the HVAC skilled trade and staff under the Maintenance Services unit of Facilities Services. Oversees the maintenance, repair and installation of commercial and industrial building mechanical equipment, climate control systems, heating and ventilation systems, chilled water systems, hydronic systems, heat exchangers, fans and fan motors, pumps and pump motors, electronic controls and pneumatic controls, high pressure steam systems, Energy Management Control Systems (EMS), other utility distribution/condensate return systems and scientific equipment, such as autoclaves and fume hoods. Oversees the inspection, repair, preventative maintenance, operation, calibration, installation and maintaining Air Quality Management District (AQMD) building code, and safety requirements on refrigeration, chillers and cooling tower equipment. Develops and monitors a preventative maintenance program, as it relates to building mechanical, HVAC, and utility systems. Manages clear and accurate documentation of all inspections, testing and maintenance performed. Provides direct supervision to trade staff: assigns and directs daily work assignments; reviews work for quality and completion; monitors work orders and closes out completed work orders. Coordinates utility shut downs; ensures communication and notices are provided to impacted customers and minimizes impact to customers. Reviews plans, specifications, and requisitions for projects to establish daily, weekly, and long-range work schedules. Obtains and maintains stock inventory of parts, materials and equipment necessary for timely completion of projects. Coordinates, facilitates and monitors, safety and technical, training programs. Ensures safety procedures are followed and maintained. Promotes and maintains a strong customer service focused environment and cooperative teamwork philosophy in the unit. Responsible for daily operational administration and personnel management, including staffing, hiring, training, disciplinary action, termination, payroll/timekeeping, and performance management. Maintains knowledge of building and safety codes, hazardous material handling and disposal, and labor contracts. Provides operational support to other Facilities Services units, as necessary. Please note: The budgeted hiring range for this position is up to $95,000.

Ability to establish and maintain interpersonal relations with diverse personnel, vendors and campus clients.
Skill in communicating effectively with campus clients, contractors, and support staff both verbally and in writing. Ability to read, write, speak and understand the English language.
Ability to be flexible to shifting priorities, demands and timelines. Strong organizational skills to successfully complete multiple assignments with competing deadlines. Skill in working effectively, following through on assignments with minimal direction and a fluctuating workload.
Strong analytical and problem solving skills.
Proficient computer/technical skills. Knowledge of Microsoft Office applications such as Outlook, Word, and Excel.
Ability to generate and provide reports on project status, staffing, equipment, schedules, metrics, etc.
Knowledge and understanding of applicable laws, rules, codes, regulations, and internal policies.
Ability to motivate and inspire staff to provide the highest level of quality and service to campus constituents.
Knowledgeable of building mechanical, HVAC, and utility systems. Knowledge and experience with maintenance and repair of Energy Management Control Systems (EMS), building systems, coils, shafting and pulleys, valves and piping systems, industrial systems, pumps, climate control systems, heat exchange systems and high pressure steam systems.
Preferred Qualifications
Solid financial skills to accurately project costs of potential jobs and to consistently complete work within established budgetary and time constraints.
