Job Title: Maintenance Technician II

Job Summary: A Maintenance Technician II will support the Maintenance Supervisors in a safe, efficient, and professional manner with preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assessments of systems, maintaining a clean working environment, and other various duties as assigned by the Maintenance Supervisor or Lead Technician, while adhering to all safety and health standards. The Maintenance Technician II is responsible for performing preventative maintenance in accordance with the CMMS schedule, assisting other Maintenance Technicians with repairs to electrical, plumbing, and HVAC systems. All work is to be performed according to manufacturing standards and will follow change process of qualified core equipment. The Maintenance Technician II is also responsible for following all processes to support client satisfaction.

Essential Duties and Responsibilities:

  • Resolves client customer work order requests on computer-based work order system.
  • Performs monthly, quarterly, semi-annual, and annual Preventive Maintenance on both critical and noncritical mechanical, plumbing equipment.
  • Performs on demand maintenance, and minor to medium repairs on both critical and noncritical mechanical, plumbing equipment.
  • Operates and monitors building controls, critical and non-critical building systems, and associated equipment.
  • Performs equipment and building rounds & readings, and is responsible for identifying, mitigating, and reporting building system & equipment malfunctions.
  • Performs manual labor tasks such as loading, unloading, lifting, and moving materials.
  • Performs administrative task such as parts ordering, PO# creation, vendor management, attend job meetings/project meetings, etc.
  • Complies with EMCOR, client, and local policies & processes, and follows all good work safety practices.

Qualifications:

  • High school diploma or equivalent

  • Must be 18 years of age

  • 2-3 years previous experience with facility maintenance

  • Valid state drivers license with clean MV record.

  • Any other trade certificate

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak, read, and writes routine reports and correspondence.

  • Familiar with and easily able to read and interpret diagrams, drawings, and manuals of craft trades. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

  • Ability to calculate figures and amounts. Knowledge of Microsoft Office.
