Marketing Manager Summary:

This position will be assisting the Director of Marketing with implementation of advertising plans and marketing strategies. The position requires an ability to be multi-task oriented, self-sufficient, dependable, ability to cope under pressure, think out of the box, strong passion for digital marketing, present and test new digital advertising opportunities, plan and attend events, create video content for digital efforts and Division needs, have a professional, supportive attitude and to be willing to work extra hours to get the job done.



Responsibilities

  • Attend and participate in weekly marketing calls with Regional Marketing Team.
  • Support the day-to-day marketing activities for the Division for all individual communities.
  • Oversee the creation, management, revisions and distribution of all artwork and collateral materials required for all communities with Regional Marketing Department, Airtable and any other appropriate systems. Collateral includes but is not limited to: floorplans, renderings, floorplan flyers, features flyers, community map flyers, masterplan map flyers, school flyers, amenity flyers.
  • Assist with website content as directed, including the Everything's Included features to coordinate with features flyers.
  • Oversee and manage the Insight map presentation thru Media Lab (or other future vendor as directed by Regional/National Marketing Department) for all communities; Update as necessary through the life of the community.
  • Oversee and manage all social media community pages including regular posts to coordinate with current advertising initiatives and campaigns.
  • Manage all division events, marketing events and community grand openings.
  • Perform administrative support: Spreadsheets, PowerPoint, copying and handling of correspondence.
  • Work directly with the Regional Marketing Team to maintain creative/marketing workflow.
  • Provide direction of all digital advertising, social media, public relations and marketing activities.
  • Research and place all media with media outlets.
  • Attend Division/Regional meetings as necessary.
  • Prepare and attend Division Sales meetings/phone banks as needed.
  • Maintain a Schedule of Communities including preparing (and updating as necessary) buyer profiles.
  • Research and analyze market trends and competitors to provide analysis of competitive environment, with a focus on potential direct competitors.
  • Subscribe to competitor websites and sign up for interest in their new communities.
  • Review weekly sales & traffic reports and work with Regional Marketing on measurement of marketing and digital media placed vs traffic received.
  • Coordinate and supervise on-site community activities, special events, grand openings, etc. (including evening and weekend functions).
  • Responsible for purchase orders and setting up new vendors.
  • Audit and research if necessary, marketing invoices, include coding, and forwarding to Marketing Director for approval.
  • With the input and assistance of the Marketing Director, develop marketing plans for new Communities.
  • Participate in Non-Traditional/Sub-Terrain (Guerilla Marketing).
  • Assist with all new Divisional marketing & advertising layouts, monitor branding and disclaimers then forward to Marketing Director for approval prior to printing/insertion.
  • Update and maintain the Divisional budgets regarding advertising, marketing & promotional expenses.
  • Oversee market research and focus groups as needed.
  • Monitor starts, sales and closings for division.
  • Perform all other duties as assigned.


Qualifications

  • Bachelor's degree in Social Media Marketing, Marketing, Advertising, Communications or equivalent
  • Five (5) years marketing experience
  • Strong computer skills required
  • Strong command of the English language
  • Effective writing skills
  • Knowledge of major social media sites and digital trends required
  • Strong skills in iMovie and photography
  • Knowledge of Adobe Photoshop preferred
  • Must have extensive internet exposure and/or internet consumer experience
  • Accept constructive feedback
  • Team player

Physical Requirments:

Finger dexterity is required to operate a computer keyboard and telephone equipment, extensive phone and computer communication is required. Must be able to lift and carry supplies and materials up to 25lbs. Must have a valid Driver's License, current automobile insurance, and reliable transportation.

The *median base compensation for this position is estimated to be $91,883/annual, subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations.
